During the last three years, the number of residential real
estate transactions stabilized after years of dramatic growth.
Nevertheless, the market seems to be signaling a new but more
gradual ascent. Price trends vary strongly per region. Any
national average therefore has to be considered a statistical
number rather than a realistic number. Where some regions have
shown an increase in prices, other regions have shown no
increase at all or even a slight decrease in price. On the
whole, prices rose only slightly with 2.5% in 2004, which is a
realistic expression of consumer confidence in the economy in
general and in the real estate market in particular.
Specifically, the upper end of the market has shown an almost
total lack of demand.
